Replacing fixtures and finishes in the same layout costs far less than tearing a bathroom down to the studs and rebuilding it, since a gut renovation touches framing, plumbing, and electrical that a cosmetic refresh never opens up.
Whether plumbing or walls move
A like-for-like fixture swap reuses the existing rough-in. Relocating a toilet, shower, or sink — or removing a wall to change the layout — adds plumbing, framing, and sometimes structural work a simple swap doesn't need.
Tile and fixture grade
A builder-grade vanity and ceramic tile costs meaningfully less than a floating vanity, natural stone, or a curbless walk-in shower with a linear drain. Neither choice is wrong — it depends on what the space is worth to you.
Basement-specific plumbing needs
If you're adding a bathroom below grade, the drain is often below the main sewer line, which can require a sewage ejector pump — a real added cost that doesn't apply to a main-floor bathroom.
Permits and inspections

Hidden damage behind existing walls
Water damage, mold, or outdated wiring found once demo starts isn't something we can quote sight-unseen — if we find it, we stop, show you exactly what we found, and quote the additional work separately before proceeding.
Upgrades you decide on mid-project
If you see the space demolished and decide you'd rather upgrade the tile or add a feature that wasn't in the original scope, that's a change order — a separate, itemized addition to the original quote, not a renegotiation of it.
What does NOT change: the scope you already agreed to
Everything covered in your original itemized quote stays at the original price, regardless of how long it actually takes us to complete it properly. That's the entire point of a fixed-price quote instead of an hourly one.
